ONLINE TENANT SCREENING
Whether it's 10pm at night or 10am on a Saturday morning, perform your own credit,
tenant performance (eviction) or criminal history reports.
Attend one free, hour-long class conducted by a credit reporting agency representative
here at the RHAGP office, and you'll be able to retrieve reports from home or work in just minutes!
Receive instruction, a step-by-step guide and a passcode.
Reservations are required, we need at least 5 people must sign up FOR A CLASS to be held.

A SERVICE AGREEMENT IS REQUIRED by Federal law and the legal departments of the national credit bureaus. If you wish

Changes to Tenant Screening Services
Changes in FTC regulation of the credit reporting cause RHAGP to change the
documentation requirements for members to obtain Tenant Screening Services.
As of January 1, 2006 members must complete a new Service Agreement and provide
documentation to obtain tenant screening services.
Complying with these changes is mandatory for those members who wish to continue
using our services.
RHAGP obtains credit reports through National Tenant Network.
National Tenant Network audits users regularly and randomly. If audited, you are
required to produce a signed rental application.
Failure to do so may cause RHAGP
to be shut down and you will be liable for the costs incurred including lost revenues.
To help prevent this possibility and to streamline the tenant screening process,
RHAGP requires the use of the Applicant Screening Authorization form (12/06).
The Applicant Screening Authorization form is not copyrighted and is for the
use of our members. Make photocopies as needed.
You are still required to have a rental application signed by the applicant.
Keep your rental records for at least five years whether you rent to them or not.
Keep all applications and other documents with social security numbers and driver's
license numbers in a locked place, such as a locking file cabinet.
Each person on the application must fill out and sign an Applicant Screening
Authorization.
Tenant Screening Services RHAGP provides tenant screening services to its members.
There is a nominal fee for each individual report requested.
Spouses and partners must be treated as two individual reports.
Within a few days of signing the NTN Service Agreement, and the Requirement
for Service agreement, you will be authorized to receive credit and criminal
reports through RHA.
There are certain rules to be followed when you use credit
reporting of any kind, such as the proper use of your rental application.
The documents you will be asked to sign explain how to use credit reporting accurately.
To run a report we require a completed Applicant Screening Authorization form.
The applicant completes this form at the same time as the rental application.
We require the applicant's full name, social security number, date of birth,
and current address including zip code. All information must be legible and complete.
By law it is illegal to run a credit report without the consent of the applicant.
Without a signed Applicant Screening Authorization form, we will not run a report.
You may fax the Applicant Screening Authorization form directly to us.
You can e-mail applicant screening authorization forms only if you have a 200 bit encryption. It is illegal for us to email credit information back to you.
All reports are returned to you by phone or fax and mail.
We process reports in the order received and turn around depends on the volume of
reports in the office.
